EUROPEAN LEADER IN DIGITAL TRANSFORMATION CHOOSES EXCHANGE QUAY: New Regional Hub For Sopra Steria

Manchester office campus Exchange Quay has confirmed a new letting to Sopra Steria, a European leader in consulting, digital services and software development.

Sopra Steria has signed a ten year lease for 10,000 sq ft of offices on the top floor of building 8 at Exchange Quay. The firm will be uniting its North West staff from three former regional offices into the new northern Headquarter operation at Exchange Quay to enable greater collaboration in an enhanced environment.

Building 8 at Exchange Quay has recently benefitted from investment into its reception as part of a wider £3M investment programme being undertaken by Till Asset Management, acting on behalf of Exchange Quay. The deal to Sopra Steria is the third letting that has completed in close succession within the building, following deals to RW Invest and Debt Support Services.

Exchange Quay, comprising 435,000 sq ft, is one of the largest office developments in the Northwest with over 4,000 workers. The team continues to receive a high level of enquiries from companies who are seeking contemporary Grade A office accommodation together with a host of amenities designed to boost employee wellbeing.

That’s why at Exchange Quay, where we welcome more than 4,000 workers every day, we continue to invest in the office experience and environment, making it a great place to work and socialise with colleagues.

Our flagship campus now enjoys an expanded site-wide amenity offer with the launch of a new look restaurant, a raft of new events for occupiers, as well as health and wellbeing initiatives and we also welcome 40,000 buzzing new tenants as part of our new biodiversity improvement initiative.

All this is designed to enhance the office working experience and environment, boost productivity, retain and attract talented people for our business tenants and drive engagement, as well as boost community spirit – key to encouraging people to return to office life.

Having more great places to enjoy lunch with colleagues, a business meeting, break out get togethers over a coffee or to socialise after work is what many of us have missed with remote and isolated working.  We have recently enjoyed the launch of a new restaurant – Quay Kitchen – a sub brand from the stable of our existing tenant Bean Coffee.

The new look restaurant, which is now open, includes a new outdoor area, as well as a ‘grab and go’ express lane.  It has a quality food offer with future plans to introduce more health and wellbeing products, alongside the brand’s continued sustainability commitment. Bean Coffee @ Exchange Quay also has a new ‘Ready to Go’ food offer which includes a range of Vegan products.

One of our most exciting schemes this year is to transform the business park into a haven for birds, bees and pollinators with the introduction of 40,000 new workers to Exchange Quay.  Our buzzing new tenants form part of our site-wide biodiversity scheme and our commitment to ongoing investment in sustainability – Investing in biodiversity on site will pay environmental dividends for years to come and benefit not only Exchange Quay, but the entire community of Manchester.

The project includes planting 850 bee friendly plants and wild flowers, installing homes and habitats for wild bees, an insect hotel and the introduction of managed honey bee colonies housing up to 40,000 worker bees on the rooftop (20,000 per colony).  The scheme also will plant 10 trees.

While the pandemic has seen many tenants forced to work from home, activity on site has been busier than ever.  A long term commitment to support the natural environment sees Exchange Quay at the forefront of reimagining workplaces post-Covid.  Creating a place where nature thrives is good for the planet and for the people that work on site.

Our biodiversity programme will be an integral part of future on-site engagement, giving tenants and visitors alike the chance to explore the vital contribution bees and pollinators make to the natural environment. In the near future, tenants will be offered the chance to participate in bee keeping workshops and can book a walking tour of the on-site biodiversity scheme.

The health and wellbeing of our workers is paramount and we have many new initiatives launching with a diverse range of events open to occupiers from Pilates and Yoga to HiiT classes delivered by tenant Pure Gym.  A successful events programme is already underway including Pizza on the Podium, Crazy Golf, F1 Pitstop Challenge, Bee Masterclasses and Hanging Basket tutoring with much more planned this year.  Our Winter activity programme is currently being planned and will include wreath and craft-making workshops and more fitness classes.

EXCHANGE QUAY ADOPTS CBRE’S ‘HOST’ PROP TECH SERVICE TO ENHANCE OCCUPIER EXPERIENCE People-led, tech-enabled platform to help occupier employees do their best work

Exchange Quay, Manchester’s flagship office campus, has launched CBRE’s ‘Host’ service, a people-led, tech-enabled platform designed to deliver world class customer experience for occupiers, as well as integrate property management using a single mobile app.

The roll out of Host follows the implementation of a dedicated placemaking and customer experience strategy for Exchange Quay also operated by managing agents CBRE, responsible for property and estate management.

CBRE’s placemaking team is appointed to drive the activation and engagement strategy onsite, working with Till AM.  To support the delivery onsite, CBRE has also recruited two dedicated Front of House Hosts who will play an important role helping to engage occupiers, manage the app content and facilitate occupier events.

In light of the recent home working trend in response to the pandemic, landlords must now incentivise tenants to invest more time and money back into community and are tasked with differentiating the office as a more appealing, productive and collaborative space to work.  Tenants and occupier workforces are demanding more from their buildings and reimagining the space in a post-Covid climate is essential.   Host has been adopted to address this and further enhance the occupier experience.

Led by CBRE’s Host professionals, it is a tailored experience platform that connects employees to their work environments, amenities and communities that matter most.  It allows Exchange Quay to manage workplace needs through an innovative, branded Host mobile app which makes it easier for occupiers to discover, access and manage all it has to offer, as well as experience the full value of the building by elevating on and off-site amenities.

Occupiers have direct access to amenities via a single, customer-facing, intuitive app from news and communications, food and beverage e-commerce, events and classes, concierge services, retail offers and perks to community and wellness initiatives, amenity bookings, service requests, access management and more.

The app data can also be matched with insights from the site team, providing actionable intelligence used to further enhance and drive delivery to occupiers.   Occupiers gain on-demand access to perks and amenities which improves productivity, happiness and wellbeing; they enjoy easy, self serve connection, gain valued awareness of building amenities and operations and have a real sense of community at the touch of a button.

The soft launch of the Host service has been used to engage and welcome tenants and workforces back onto site at Exchange Quay from return to work checks, health and safety policy, updates and announcements on what’s changed since lockdown to live events.

Initiatives to put occupiers at ease on return have included weekly HiiT, Yoga and Pilates classes to post-lockdown and working from home ‘Feel Good Boxes’, powered by Host Connect, a scheme to engage and ease everyone back into work on-site.  Recent events include Olympic Sports Day; Street Food Markets and F1 Pitstop Challenge with plenty more planned during winter.
